87 lots located in both Adams township and Pine township
The Village at Camp Trees, phase One shown above, will include 60 lots located in Adams township and 27 lots located in Pine township. As the site is divided between two townships and counties, parallel engineering submissions were required for the duration of the project’s review by the various municipalities and agencies. The site was approved under the PRD regulations for the Rural Conservation district in Adams and the R-1 district in Pine. In addition to the municipal and regional agency reviews, the site required the preparation and submission of a dam permit to the State DEP Dam and Waterways division, to bring into the compliance the existing lake.
Weaver Master Builders began this project as an in-house design which was presented to both municipalities. From there, all facets of the design, engineering and construction were managed by WMB, including the dam permit, Chapter 105/404 Joint Permit, NPDES Permit, Final Design and Permit Acquisition.
The site requires the excavation and fill of 300,000 CY of material, sanitary sewer realignments, off site road improvements of ½ mile of existing township roads and the required modifications to a major dam structure. The project also involves stream, wetland and forest mitigation measures as required due to unavoidable environmental impacts.

289 Unit Mixed Use Traditional Neighborhood Development located in Cranberry Township, Pa.
Project Overview:
Belle Vue Park is the largest development plan currently under construction and management by Weaver Master Builders, Inc. Encompassing 121 acres located along Rochester Road in Cranberry township, the plan includes 100 multifamily units, 71 single family homes, 81 townhomes, 15,000 square feet of retail space, one branch bank parcel and several residual non-residential parcels, yet to be planned.
Weaver Master Builders was responsible for all initial planning and design of the entire master plan. Additionally, through the course of the design collaboration was required with Cranberry township as the plan also serves as the main access way to the new Dick’s Sportsplex at Graham Park, abutting the site.
The project included major infrastructure improvements including a traffic signal and road widening to nearly a mile of Rochester Road, 2 Highway Occupancy permits onto Rochester Road, Joint Permit for crossing of several streams and wetlands, water, sewer and utility extensions and nearly four miles of internal roadways.
The site was developed and constructed as Cranberry township’s first TND or Traditional Neighborhood Development. The design goal was to abandon the long held development model of curvilinear, sprawling streets, in favor of a grid and block arrangement. On street parking, concrete curbs and street lights serve to promote the urban village setting, community “parkettes” serve as meeting and recreation spaces and the plans 2 clubhouses offer residents pool and active recreation benefits, while never leaving the neighborhood.

25 Buildings sites for 4 Unit Buildings, located in Adams township, Pa.
Project Overview:
Cobblestone Village is a 33 acre site located along Three Degree Road in Adams township and was developed under the RAM zoning district. The project required Conditional Use Approval by the Board of Supervisors to permit multifamily dwellings in this zoning district. Engineering of the site was begun in 2004 with the initial phase of the land development beginning in 2005, including the community clubhouse and pool.
Weaver Master Builder managed the entire design, engineering and construction process including the Phase One Environmental Study, Archeological Study, Jurisdictional Determinations and Final Engineering and Permit Acquisition. The project involved the design and construction of a state highway entrance onto Three Degree Road and water and sewer extensions under the roadway from adjacent parcels. The project also required the excavation and fill of 100,000 CY of material, construction of 1 mile of roadway, a sanitary force main and pump station, along with required waterline and utility installations.

Pine Ridge Farms, Phase 3
10 Lots located in Adams Township, Pa.
Project Overview:
Pine Ridge Farms, Phase 3 consists of 10 single family dwelling lots located off of Union Church and Cashdollar Roads. The project is an extension of the former phase 1 and 2. Each of the lots is a minimum of 1 acre, with the majority of lots in excess of 1 1/2 acres.
Weaver Master Builders managed all aspects of this project, from design inception, through engineering and permitting and finally, construction. Home construction continues in the plan, with the average home exceeding 3,000 square feet.
The site development included 50,000 CY of earthwork along with water, sewer and storm drain extensions, as well as SWM facilities.
Each lot in Pine Ridge has been designed and graded to afford spectacular views, large lawns and all the while maintaining the rural character of the area.

25 Single Family Homesites located in Cranberry Township, Pa.
Project Overview:
Springfield Manor included 25 lots developed as a PRD in the R1 zoning district of thriving Cranberry townhip, Pa. The site is located on both the north and south sides of Unionville Road. The site involved the remedy of two major site constraints. Unionville Road was required to be completely redesigned and rebuilt due to existing horizontal and vertical geometry criteria. Resultantly, a 6” high pressure gas line was required to be realigned, while in service, to accommodate the road reconstruction.
Weaver Master Builders managed all facets of design, engineering and construction of Springfield Manor. The engineering phase involved the acquisition of a Chapter 105/404 permit , including wetland mitigation construction.
The site requires the excavation and fill of 150.000 CY of material, sanitary sewer and waterline realignments, Additionally, due to the steep topography and substantial cut areas, rock was encountered on much of the site, with engineering and design modifications being negotiated during construction to accommodate these conditions.
The project also involves stream, wetland and forest mitigation measures as required due to unavoidable environmental impacts.

19 Buildings sites for 4 Unit Buildings, located in Connoquenessing township, Pa.
Project Overview:
Sonoma Valley is a 30 acre site located within the larger Brandywine Village mixed use residential development. The site is located off of Route 68 and will be developed as an extension three other phases of the master plan, Bradnywine, the Vineyards and Napa Valley. At completion, Brandywine Village will include 248 residential units and the development and construction of one off-site branch bank.
Engineering of the site was completed in 2008 with the initial phase of the land development beginning set to begin in 2011, including the community clubhouse and pool.
Weaver Master Builder managed the entire design, engineering and construction process including the Phase One Environmental Study, Archeological Study, Jurisdictional Determinations and Final Engineering and Permit Acquisition. The project involves an expansion of the on-site waste water treatment plant constructed to serve the entire plan. The project also required the excavation and fill of 125,000 CY of material, construction of 1 mile of roadway, along with required sanitary sewers, waterline and utility installations. The road network required the permitting of one major stream crossing and mitigation.
